This presentation will show 3D GIS as a tool for use in examining proposed changes to zoning regulations. The Town of Madison, CT was considering zoning changes in a certain area of town and wanted to do a visual "before and after" assessment. They wanted to answer the questions, "What could this area look like under the current regulations? What could it look like under our proposed changes?" Modeling existing and proposed conditions showed the Town how changes to the regulations would alter the landscape. To this end, existing homes were modeled. Those were swapped out and maximum building coverage and height under current regulations was shown. This gave the Town a sense of what the landscape could look like if the current regulations were kept in place. Then, maximum building height and coverage under proposed regulations was shown. This exercise helped the Town to visualize the results of the proposed changes, and thus evaluate the details of the proposed regulations. |
